Awaio vs Spaceflow: which platform fits your building?
Spaceflow is a branded tenant app for property owners, with news, events, maintenance tickets, visitors and bookable amenities, and partners for access and parcels. Awaio books desks, rooms, parking and lockers on live floor plans, and opens doors and lockers with the phone, all in one system.

Awaio made this page to help you compare Awaio and Spaceflow. It’s based on public sources such as each vendor’s website, documentation and app store listings. Brand and product names belong to their owners.

Key differences
- Desks and floor plans: Spaceflow books shared amenities such as meeting rooms, hot desks and parking spots from a list, and floor plans aren’t in its public documentation. Awaio books desks, rooms, parking and lockers on interactive floor plans.
- Doors and lockers: Spaceflow opens doors through partner systems such as Salto KS, Suprema and Accessy, and parcel lockers come from partners such as Bringme. Awaio also supplies its own locks and the Smart Access Box, so existing doors, gates and lockers open with the phone.
- Office tools: Awaio syncs room calendars both ways with Microsoft 365 and Google Workspace, has an Outlook add-in and lets people sign in with their work account. In Spaceflow, people save a booking to their own calendar, and single sign-on isn’t in its public documentation.
- Insight: Awaio shows bookings against real occupancy for every room, desk and floor. Spaceflow’s dashboards focus on app engagement, amenity use and tenant satisfaction.

Every tenant in one system
Each tenant gets its own community with its own admins and booking rules, while the property owner runs shared rooms, parking and outer doors centrally.
